State the option price (consideration for the right), the purchase price if the option is exercised, and the option period. Describe the property. Specify how the option is exercised (written notice). Address whether the option fee is credited toward the purchase price. The option should be recorded to protect the buyer's interest. If not exercised, the seller keeps the option fee.
