Deed transferring whatever interest the grantor has in real property to the grantee, without warranties. Commonly used between family members or to clear title defects.

  • Grantor: Full legal name of the person transferring the property
  • Grantee: Full legal name of the person receiving the property
  • Consideration: Enter the amount paid (even if nominal, e.g., $10)
  • Legal Description: Use the exact legal description from the current deed or title report
  • Notarization: The grantor must sign before a notary public
  • Recording: File the deed with the county recorder's office where the property is located
  • Recording Fees: Typically $10-$50 per page plus transfer tax if applicable

    Note: A quitclaim deed offers no guarantees about the title. For full protection, use a warranty deed.
