It is unlawful to refuse to sell or rent a dwelling, or to discriminate in the terms, conditions, or privileges of sale or rental, because of race, color, religion, sex, familial status, national origin, or disability. Reasonable accommodations must be made for persons with disabilities. New multifamily housing with four or more units must be designed to be accessible. HUD investigates complaints, conducts compliance reviews, and may initiate enforcement actions.
